"I just purchased the Kindle version. This book was recommended by a friend and looks like it will be very useful. I thought I could print the pages I needed from the Kindle version, but I don't find a way to do that--there is no "Print" on any of the Kindle menus, and I can't highlight and copy anything on this Kindle document.

The print version contains a CD with forms. Inside the Kindle version, the book states that eBook users can access the CD files from the bookmarked section of the eBook. But this Kindle version does not have such a bookmark. The forms is what I needed most urgently and the reason I bought this version--I thought I could get what I wanted all electronically and not have to wait for the print version to arrive by mail.

Now, how do I go about getting an exchange..."

  • I've been renting between 3-4 single family homes for the last 13 years and started with no knowledge of how to BE a good and legally proper landlord.

    But I began my journey with an earlier edition of this tome and it's served me well.

    It's a must read (cover to cover) for anyone starting out as a first time Landlord in California.

    Not only does it help you with screening potential tenants, but it also provides the forms you need for every step of the process (both in copyable tear out forms and in digital form on the included CD ROM).

    It also provides guidance on declining potential tenants, notices to pay late rent, info on tenants who terminate leases early and for those who simply vacate without notice. And eviction info.

    Also has info specific to cities with more stringent 'renter's rights' laws like Santa Monica and San Francisco.

    Being a Landlord is not an easy task particularly if you have a full time job doing something else, but it can be financially rewarding and kind of fun along the way.

    This book is IMHO the best one out there.

    I pick up the updated versions frequently to keep abreast of any changes in California and local laws and for the updated forms.
  • I purchased an earlier edition of this book some 15 years ago; used and perused and abused it till the pages are coming apart and the advice became obsolete. Although this newer version is definitively up-to-date and keeps me in compliance with the new laws (kudos for completness on this regard) the most mportant first step in being a landlord (i.e. picking a good tenant) is given extremely short treatment now. The reason? that task seems to have been now moved to another book, by one of the co-autors of this one. Did Nolo press intentionally plan to force the customer to buy two books? I do not know, but did not like the change. Also do not like the (now very pronounced) slant toward apartment and multi-unit landlords. That might explain why the book grew by about 50% in size (and weight) since my first purchase, while including about the same amount of info.
    Lastly as a Mac and Unix user, really do not appreciate the 'we only support MSwindows; other OS users are on your own' approach to the CD of forms and templates.
    I would recommend this book to someone who owns and rents out multi-unit buildings, but I do not know anyone who fits that description.
  • These are the most helpful resource for a CA landlord who doesn't want or need a property management service. All the forms and legal advice you could want in a very user friendly format. I have used this book (and always keep it updated with the most current version) for over 10 years. It is deductible on your taxes as well.

    its the best thing.

    nothing I say will convince you except that with this book and forms in 10 years and 3 units i have had zero vacancies(not book related) but I have only had one eveiction get as far as court.

    I used the forms effectively and as instructed and its great.

    this is my second one-I bought the original back 10 years ago when i bought my rental.
  • I got this previous edition, since it was the last Nolo Edition with all its forms on a CD. It has a bundle of information. I use this book as a reference book for my single family rental properties. The forms on CD are editable, which helps me to tailor the forms to my needs.
  • Another fantastic book on California Landlord/Tenant Laws but, again, be sure to check for additional local laws
  • After 6 months of listing my property with a real estate agent and not one offer I decided to rent it instead. Since I have never been a landlord before and I heard some horror stories about tenants, this book really helped me through the process from finding a good tenant to rental contracts. The chapter about getting an umbrella policy to protect my other property never occured to me.Its a really great resource. Its worth the money just for the forms CD thats included in the back of the book.I would recommend this book to both new and experienced landlords.
